When the new home is smaller, a lot has to go somewhere. A local auction house can sell the things with value; a good clearance firm deals with the rest, ideally passing on what is usable rather than sending it all to landfill.

Auction houses
A local auction house will usually value furniture, jewellery, silver, pictures and collections free of charge, sell them in a general or specialist sale and pay you the hammer price less their commission. Ask what the commission and any lotting, photography or insurance fees are before you agree.
House clearance
- Ask for a written, fixed price after they have seen the house.
- Check they hold a waste carrier registration. You can be responsible if your belongings are fly-tipped by an unregistered firm.
- Ask what they do with usable furniture: resale, charity or recycling.
- If they offer to buy items, compare their offer with an auction valuation first.
Good to know
Let family choose what they want before any valuer or clearance firm comes in, and keep a list. It avoids a lot of upset later.
