Selling the family home is usually the biggest financial step in downsizing. Three valuations, a careful read of the contract and an agent who will keep you informed make a real difference to the price and the stress.

How to choose

  • Get at least three valuations and ask each agent to show you the recent sales they are basing it on.
  • Be wary of the highest valuation if it is well above the others. It can win the instruction and then sit unsold.
  • Compare fees including VAT, and check the tie-in period and notice period in the contract.
  • Every estate agent must belong to a redress scheme (The Property Ombudsman or the Property Redress Scheme). Ask which one.

Register with agents in the area you want to move to and tell them exactly what you need, including step-free access and parking. Good bungalows often sell before they reach the websites. You can also add yourself to our bungalow-wanted register.
